When it is raining outside, it may be hard to convince yourself to leave the house, let alone drive around and go into several other people’s homes to find one to purchase. There are several good reasons why you may want to grab that umbrella though. You can:
- Beat the crowds. Chances are other people have decided to stay home.
- Check out the drainage in the neighborhood. Is there water pooling in gutters and streets? How do the sidewalks look?
- At the house, check to make sure water is draining away from the house and not pooling around the foundation. If there is a basement, is water collecting in the egress windows?
- Look for rain gutters around the house. Are there any? Are they visibly filled with gunk? Where do they drain, and where does the water go?
- Examine the roof before entering and then look for signs of leaks inside.
- Inside the house, check for leaks around windows and doors too.
- Look for a front porch so you can get out of the rain before entering the house.
- Consider how mud may get tracked into the house. Are there mud puddles in the yard that will attract dogs and kids?
- Look for a mudroom or entryway to drop off wet, muddy gear (and where the kids and dogs can be cleaned off before entering the house).
- Since flooding is a common reality these days, if there is a basement, be sure to look for a sump pump. Then, be sure to check the listing to see if the home is in a flood zone.
While not all of these tips will apply to every home, or may be important to you, I hope these give you a few things to keep in mind on a rainy day of home shopping. If some of these are present, speak with your real estate agent about whether repairs can be negotiated into the offer to the seller, or if they are a deal breaker.
